The Ezra Company Renegotiates Lease for EMO Energy Solutions, Saves Client Money
October 12, 2011 (Washington, D.C.) – An energy-efficiency and sustainable-design consulting company in Northern Virginia has reduced its real estate costs, the result of brokers at The Ezra Company renegotiating its lease.
The Washington, D.C.-based Ezra Company, one of the leading commercial real estate firms in the nation that exclusively represents tenants, announces today that it has negotiated on behalf of EMO Energy Solutions in a 5,844-square-foot lease renewal at 3141 Fairview Park Drive in Falls Church.
In executing this multiyear transaction for EMO Energy Solutions, Ezra Company Senior Vice President David Kinney and Associate Vice President Erica King helped their client lower its overall rental expenses by about 12.5 percent.
Built in 1988, the 180,000-square-foot building at 3141 Fairview Park Drive, known as the Fairview Eleven Tower, is 93.5 percent leased and owned by Radnor, Pa.-based Brandywine Realty Trust.
King says that EMO Energy Solutions looked at other sites in the region as a possible alternative to its current space; however, given that the company still had three years remaining on its prior lease, and factoring in potential relocation costs, EMO Energy Solutions decided to stay put in space that has been certified as LEED Gold for Commercial Interiors.
“We were able to leverage the situation, because EMO Energy Solutions had a termination option and the company was paying an over-market rate,” King says. “We’re pleased that this new deal decreases our client’s total expenses, while also avoiding the hassle that often comes with moving to a new office.”
